Project Manager - Virginia

Overview

We are seeking a proactive and hands-on Senior Project Manager to act as the Owner's Representative for a dynamic construction project in Virginia. This role requires an expert who thrives working at the operational level, taking ownership and driving delivery alongside contractors, stakeholders, and internal teams. The successful candidate will maintain tight schedule control on a critical path programme with zero contingency, ensuring seamless coordination and clear communication. Responsibilities

  • Own day-to-day coordination across general contractors, subcontractors, subject matter experts (SMEs), and client stakeholders
  • Actively manage live construction activities, going beyond oversight to hands-on involvement
  • Develop and drive short-term lookahead plans (2-3 weeks+) that align with overall programme milestones
  • Maintain schedule integrity on a critical path programme with no float
  • Manage and respond efficiently to high volumes of detailed daily client communications
  • Lead site walks with client teams, delivering accurate and timely reports of progress
  • Produce and present weekly executive project reports and client updates
  • Track and communicate construction progress, risks, delays, recovery actions, and design changes
  • Coordinate design updates, layout changes, and scope adjustments with contractors
  • Oversee budget awareness and assess cost implications of changes
  • Manage interface across multiple trades and workstreams to ensure smooth operation
  • Ensure clear, proactive communication with clients to prevent surprises or misalignment
  • Collaborate closely with Assistant Project Manager support on RFIs, submittals, and documentation

Qualifications

  • Minimum of 5 years' experience in construction project delivery
  • Proven track record managing:
    • Data centres / mission critical projects OR
    • Complex, multi-trade commercial construction projects
  • Demonstrated ability to run projects or major workstreams independently
  • Experience operating in live site environments with tight schedules
  • Strong understanding of:
    • Construction sequencing
    • Critical path management
    • Contractor coordination
  • Experience managing multiple stakeholders in high-pressure client environments
  • Preferred educational background in Construction Management, Engineering (Mechanical or Electrical preferred)
  • Ability to read and interpret mechanical and electrical drawings, understand design intent and construction implications
  • Knowledge of risk management, programme scheduling, and budget/cost control

Day-to-Day Activities

  • Engage in daily coordination meetings with contractors and stakeholders to ensure adherence to schedule
  • Monitor construction activities on-site with a focus on identifying issues before they impact delivery
  • Prepare and distribute detailed reports and updates to executive leadership and clients weekly
  • Respond promptly to client inquiries and provide clarity on construction progress and challenges
  • Lead site inspections and walkabouts, fostering transparent communication among project teams
  • Review and approve design updates, RFIs, and submittals in collaboration with support teams
  • Track and escalate risks or delays, ensuring mitigation plans are enacted swiftly
  • Proactively manage budget considerations and advise on cost impacts of changes throughout the project lifecycle
